  • Property Condition You should rate the overall condition of the property and compare it to other properties in the area. On the inside, you should look at the floors, ceilings, walls, doors, and windows. The plumbing and electricity should be in good working order, as well as the mechanicals, such as the furnace and water heater. The fixtures should be in good working order and not damaged. Also look at the front and back yards to make sure they look like they are in reasonable shape.
  • Home Improvements The home improvements that are important are not the cosmetic changes like painting ad window coverings, but the major chnages to house. Look for improvements in the kitchens like new cabinets, expensive flooring, and new appliances. Look also for changes in the bathrooms.
  • Market Conditions During a seller’s market, or a hot market, houses generally go quickly, some even on the same day they are listed, depending on how hot the market is in an area. Often times homes in this kind of market will sell for above the asking price. During a buyer’s market, or a slow market, houses can sit on the market for many months, and even become reduced in price. In this kind of market a buyer can offer below the seller’s price and still possbily get the home. Transition markets, another kind of market, can be problematic because a house bought on the high end of a seller’s market can lose value for a couple of years when the enconomy suddenly slows down; this happened when people bought homes at the high end of a seller’s market in the late eighties found the value of their homes decreased in the early ninties when the economy was in a slight depression.
  • Seller Motivation If a seller has already bought their new home, they may be more inclined to negotiate the price below the listing price. Having to pay two mortgages at once can be stressful for a seller. But be careful, often times when an ad says “motivated seller” this may be a ruse to generate phone leads and does not corespond to a willingness to make sale.

Money Isn’t Everything

When considering lenders, factor in the level of service they will provide throughout the loan process. I’ll be glad to provide a list of lenders who have successfully helped clients in the past. I also suggest that you ask friends and family in the area for their recommendations.

  • Tax Savings You can deduct the mortgage interest and property taxes frm the federal income tax if you itemize your deductions.
  • Stable Monthly Housing Expense The monthly housing loan or mortgage can remain the same over the life of the mortgage, depending on which mortgage you choose.
  • Equity Over the life of the mortgage, you build equity that you may take out to pay for a new car, a trip, or your child’s education.

  • No Major Purchases Don’t purchase any large items such as cars, appliances, furniture etc. that would contribute to debt. Excess debt could hinder your ability to get a mortgage with a good interest rate or a mortgage at all.
  • Don’t Move Money Around When you are under review for a mortgage, the lender will look at checking and savings account statements for the last couple of months as well as statements from money market funds, certificates of deposit, stock statements, mutual funds, 401K, and retirement accounts. If you move money around among these accounts, you will have to provide a paper trail to the lender, which may make it more difficult for yourself and the lender. It is probably not a good idea to change banks either, that is where your savings and checking accounts are located.
  • Don’t Change Jobs Most lenders like to see a person that has been in the same job for about 2 years. Someone who changes employment frequently may seem to be a risk for the lender because there is a higher probability that they will out of work and unable to make the monthly payments on the mortgage. This doesn’t apply to promotions within the same company; that could have a positive affect on obtaining a mortgage.

  • Search the MLS system as houses come on to the market. In a hot market, homes will sell quickly, and a buyer agent can find those homes before they are sold.
  • Give a critique of s seller’s property beyond the disclosed defects
  • Recommend or suggest an offer price and/or give an opinion whether a particular house is priced too high or low.
  • Write the offer and draft offer provisions with the interest of the buyer in mind.
  • Assist the buyer with negotiation strategies for the best price and terms.
  • Disclose all information and research about a property’s history and liens so that the buyer can make an informed decision.
  • Pay nothing because the seller pays the buyer agent’s commission. If you do not have a buyer agent, the 6% commission will go entirely to the seller’s agent.
